This is my new format to introduce new condominiums. I am going to provide a brief summary and important points of the condominium and for other small details, I’ll link you to the builder’s website for more information.
This condominium is tried, tested and true built by Pemberton, a longtime builder in the GTA. Miracle on Yonge will join several other condominium buildings along Red Maple Road just east of Yonge Street.

I personally go to every sales office visit with my clients and provide as much or as little help needed through the process. Remember you are not alone.
Here is the most important fact. I get discounts. Yes, I get discounts on most of the new condominiums. I cringe everything time I hear a friend of a friend that bought a condominium without me. Builders factor in finder’s fees and commissions because most of the buyers are represented by a real estate agent. The best part is, as buyers you do not pay anything for my services. Buyers without representation and buying condominiums are losing out and I’m not just taking about the discounts.
For example there is a well-known development that was built 1-2 years ago with many problems. If you are living there or know someone living there, than you will know which building I am talking about. I have heard many horror experiences from their previous buildings so when their latest development came out for sale, I did not recommend any of my clients to buy them. They thank me today, saving them all the headaches that followed after closing. I got notice that this builder has a new development and will be released soon. Unfortunately this cycle will just repeat itself until they learn how to build condominiums. Beware and don’t become their guinea pig.
I do not promote nor help sell these condominiums. My clients mean more to me than the commission.

My Blog’s One Year Anniversary!
Sorry P & G Warehouse sale, but I just noticed that it’s my blog’s one year anniversary, so I will post your information at the end of the post. Feel free to scroll down and read my ramblings another time.
So has it been one year already? I remember one of my earliest posts was about the P & G Warehouse sale. I remember it because I got 100 hits in one day and that erased all my doubts about blogging.
This blog I started as an experiment has turned into something I really enjoy doing. In the beginning, all my colleagues had template websites and urged me to get one for $50 a month. I visited various types of these template websites and they were all so generic. “Cold” was the word that first popped into my mind. These websites hide the agents behind a curtain and if someone wanted information they had to submit a form so that the agent will contact them. I did not like that concept so I started this blog where I would post all information I found interesting, free of charge and free of taking your contact information.
Since this blog is on WordPress, it’s free for me and my only costs is my time. For this past year, this blog has more than paid off for itself. The best part is that I met a lot of nice people, some of them became clients and others became friends.
Thank-you to everyone for a successful first year. For 2010 I’m going to make a few changes. Hope you all will enjoy it!

In October 2009, Greater Toronto REALTORS® reported 8,476 sales, up 64 per cent from October 2008. The average price for October transactions was $423,559 – up by 20 per cent compared to the same month last year.
“Strong sales growth has occurred across many property classes – from price ranges that would attract first-time buyers to luxury properties selling for over one million dollars,” said TREB President Tom Lebour.
“The highest rate of sales growth in October was experienced for properties selling for over $750,000 dollars. In contrast, luxury home sales declined at an above-average rate last year.”
Year-to-date sales, at 74,721, were up nine per cent compared to the first ten months of 2008. Average price, at $392,264 was up by almost three per cent.
“After a short dip in the winter, the average home price in the GTA has rebounded because sales have been high relative to listings,” according to Jason Mercer, TREB’s Senior Manager
of Market Analysis. “Watch for listings to rebound in 2010 as home owners react to the strong sales and price growth experienced in the latter half of this year.”
Median Price
In October, the median price was $357,000, from the $312,000 recorded during October of 2008.
